Life Expectancies of House Parts & Appliances

Ever wonder how long parts of your house last? Plumbing systems, appliances, fixtures, etc. all have life expectancies. When managing properties, especially in large quantities, it is hard to know what to check, particularly items that tenants won’t put in work orders for (such as flooring or driveways). Or when flipping older properties, knowing life expectancies can guide your renovations. Doris Barrell’s Realizing the American Dream has a fantastic list of the average life expectancy of certain items. We have highlighted some of them for you by years:

  • 5-10 Year Average Life Expectancy:
    • Exterior & Interior Paint
    • Sump Pump
    • Washer/Dryer
    • Dishwasher
    • Garage Disposal
  • 10-15 Year Average Life Expectancy:
    • Forced Air Furnace
    • Central Air Conditioning
    • Wood Deck

  • 15-20 Year Average Life Expectancy:
